High Tech, yet High Touch | | | Jan McNulty, CRS, ABR, E-Pro certified | |
Welcome to the NW Suburbs of Chicago! For three generations, my family name of Walters has been synonymous with real estate in the Chicagoland area. Having lived from Park Ridge to Des Plaines to Mount Prospect to Schaumburg, and now Arlington Heights, I have a keen knowledge of each town and its neighborhoods in between. What I have learned is that each town has a different "feel", yet a similar composition of neighborhoods and community feelings. I believe that my role as a Realtor, Accredited Buyer's Representative, Seniors Real Estate Specialist, E-Pro Certified person is to educate the client so that they can make an informed decision. My newest designation is CRS, certified Residential Specialist designation, I find each course has benefited my clients by enhancing my experiance with hands on technological skills, maximizing your profits and minimizing my costs. My energies are focused to make your REALTY dreams into REALITY! I use an extensive use of a variety of marketing media and target pricing to enhance and preserve your equity. I believe the key to my success through the years is because I listen to my clients needs very carefully, AND try to "walk in their shoes". Experience the Difference! No matter if you're a buyer or seller; I go the extra mile in service, each step along the way, from our first meeting to the closing. Buying a home? I'll help you to understand the market and the homes that are available in order to make a good, well-informed decision about such an important purchase and investment. Selling your home?? I'll show you the market value of your home allowing you a historical and competitive view of the marketplace and how I can maximize your exposure to potential buyers. I represent clients either as a Listing agent or as a Buyer's Agent, my "feel for the market" is more accurate to pricing and conditions in the market place. It has been an honor to serve my past clients in their pursuit of the American Dream, and I look forward to meeting you and aiding you in your quest! I thank you for reading this page and learning a little about my philosophy and creed of this wonderful business of service, Sincerely, Jan McNulty PS I am proud of my zest for education and learning in this industry. Home Inspections >Final Inspection
Before buyers close on their new home purchase, they typically make a "walk-through" inspection to ensure that the property is in the same condition as it was when the purchase agreement was drawn up.
Some sellers convey the appliances and major systems "as is," offering no promise that they will be in working order. Other agreements require all of the major mechanical systems, such as heating, plumbing, and air conditioning, to be operational. It depends on the terms that are negotiated between the buyer and seller.
During this inspection, the buyer should check the appliances by turning each one on and letting it run through a full cycle. This gives the buyer a chance to make sure that any repairs that were to be made by the seller prior to the closing have been made. These details are much easier to work out before or during the closing than after the new owners take possession of the home.
