Staging Your Home for Buyer Appeal
Home Staging is beyond decorating and cleaning. It's about establishing a mood for the house. Your home will look more personable without distractions a of personal items. Staging will make your home look bigger, brighter, cleaner and warmer.
- Clean the front door, polish the door knocker and enter the foyer. Clean & polished entrances always is more welcoming. Have a basket of disposable booties or a mat for the buyers to put sloppy shoes on near the front door.
- Living rooms should be spacious and light with a focal point. Draw the people in the room by arranging the furniture in a comfortable setting
- Have the dining room set up for a special evening of entertaining. No need to put out the silverware, but having wine glasses and plates allows the buyers to imagine their settings for the table.
- Kitchen counters should be as bare as possible. Remove the stacks of mail. I've often felt that some fresh coffee grounds (hazelnut coffee smells wonderful in a kitchen) The pantry should be organized, and fairly emply.
- Closets should be uncluttered; many now is the time to donate the not used clothing to charity?
- Toys can be organized with bins, buckets for the small pieces. Their rooms should not look like "Toys are Us" on the floor.
- Set up the master bedroom with some romance. Clothes hung up, clean linens, a few pretty pillows coordinated with a throw, or maybe a small bowl of potpourri or a scented candle will add to the the mystic or personality of the home.
- The patio in the right season should have some nice potted plants, or flower beds pruned. Patio should be clean and ready for guests.
I guess what I'm trying to say is build a place you want them to see as their home. Your personal photos or family heirlooms only block their view of their home. Keeping clutter to a minimum allows the buyers to see their things on that shelf or counter, ie pack up those knicknacks.
