The Kuntze Herzog Subdivision:

herzog ranchActually, that’s the name of the parcel, not the subdivision. Originally the builders, Kuntze and Herzog didn’t even name the subdivision, but advertised it as a “Road to Better Living with Homes in the St. Stephans area”. 

For a short time, Kuntze Realty Corporation  and Herzog Realty Co and Construction Co joined forces and bought up land in 1949. But by the time, they were ready to develop it in 1952-1955, the partnership had split and Edwin A “E.A.” Red Herzog took on the task with the belief that housing would be a shortage in Chicago land area and this new area north of the airport would be the draw. Originally the homes were priced from $17000 to $21000. This Man of Vision named the steets after his children: Dennis, Wayne and Cindy.

The subdivision is bordered north by Algonquin Rd, east on Webster, west on Wolf and south on Forest. The advantage of this area in particular is that the children can easily walk to all their schools, Forest Elementary, Algonquin Middle School, and Maine West High. Within a square box are Forest and Algonquin Middle schools with plenty of play area in between. In the spring and summer you’ll see the kids playing soccer, football and baseball in these fields.

These ranch style homes are great for the first time home owner to the person who wants to down size. Houses were either wood sided or brick veneer exteriors. Inside you’d find the hardwood oak flooring, corner windows and full basements. There were 4 different models: some were 2 bedrooms while the largest was a 3 bedroom model. Most the homes have detached garages. These small basic homes have about 900 square ft for the smallest and the largest model no bigger than 1200 square feet. All though had the expandability of the basement to be someday recreational rooms.

Prices range from $200,000 to 275,000 for the basic ranch models. In the last year, 2 houses which had 2nd floor additions were on the market and they sold over $375000..

Some of the improvements that are common are window replacements, family room addition, finished basements, and 2 car detached garages. I’ve even seen an in-ground pool in the neighborhood.

With Oakton and Lee/Mannheim less than a mile away, there’s plenty of shopping for food, cleaners, florist and more. On Oakton, you’ll find a Dunkin Donuts, McDonald’s and many more restaurants.  One of the other great conveniences to this location is the two public transportations: The Metra rail in downtown Des Plaines as well as the Transit rail system utilizing the Blue Line in Rosemont will get you in downtown Chicago is about a half an hour or so.
