Purchasing a home is a large financial endeavor and as history has shown us, a great investment in your future. A home is more than brick & mortar, it's a place where memories are made, a gathering place to celebrate life, where people will feel secure and safe.
One of the steps in a real estate purchase granted by the Board contract is to have a timely home inspection of the future home. With prices and affordability questions rising, a home inspector's job is to see if there is a costly trouble on the horizon. The home inspector's job for a buyer is to assist the buyer in making an informed decision about the house and its safety to your family. It's also his job, in my opinion, to be able to see when you need to maintain and care for the home.
What to expect from a home inspection
- Exterior Home Site and Building Foundation
- Exterior Home Walls
- Roof coverings, flashing and gutters
- Roofing support structure and the attic
- Insulation quality
- Garage
- Electrical panel and electrical outlets
- Visible interior and exterior plumbing
- Central air & heating systems
- Interior condition of the home.
The home inspector is hired by the home purchaser to be a disinterested third party in the transaction, must be licensed with the State and be able to write a report on the actual condition of the house at the time of the inspection and provide an indication of the need for major repairs. If repairs are needed, the seller can offer to repair through a professional, replace or offer a monetary amount for the repair.
What not to expect from a home inspection
Home Inspectors are not Superman's; they can not see through walls and can not be destructive looking for a problem. The home inspector is primarily concerned with pointing out adverse conditions and/or safety related concerns, rather than cosmetic items. In addition, there is no guarantee that the home components will never fail or need a repair. No house is perfect. At one time or another, some repair will be needed, especially if the house is not regularly maintained.
